This Partial Release of Judgment Lien("Partial Release") is executed by the CITY OF SANTA ANA, a
California charter city and municipal corporation("City"), with respect to the following:

1. Judgment and Abstract of Judgment
Of U
On November 13, 2019, judgment was entered in favor of the City and against ROMAN ANTHONY
REYNA ("Judgment Debtor") in the original principal amount of $539,840.16 in PEOPLE OF THE
STATE OF CALIFORNIA V. ROMAN ANTHONY REYNA, Case No. 19CF2542, in the SUPERIOR
COURT OF CALIFORNIA, COUNTY OF ORANGE("Judgment").
An Abstract of Judgment concerning the Judgment was recorded in the Official Records of Orange County,
California, on November 26, 2019, as Instrument No. 2019000493033 ("Abstract of Judgment"), and as
amended on June 29, 2023, as Instrument No. 2023000156197.
2. Subject Property
The judgment lien created by the Abstract of Judgment attached to Judgment Debtor's interest in the real
property commonly known as:
2205 West 7th Street
Santa Ana, California 92703
APN: 007-352-12
More particularly described in Exhibit"A" attached hereto and incorporated herein by reference("Subject
Property").
3. Partial Payment
In connection with the sale of the Subject Property,the City received$97,607.99 from Judgment Debtor's
share of the sale proceeds.
The City acknowledges and shall credit the payment of $97,607.89 as a partial payment and partial
satisfaction only of the Judgment. The payment does not fully satisfy the Judgment.
4. Partial Release of Judgment Lien
Pursuant to Code of Civil Procedure section 697.370, subdivision(a)(1), the City hereby releases from the
judgment lien created by the Abstract of Judgment solely the Subject Property identified and legally
described herein.
This Partial Release applies only to the Subject Property. It does not constitute a general release,
cancellation, or withdrawal of the Abstract of Judgment and does not release the judgment lien as to any
other real property now or hereafter subject to the lien,to the extent permitted by law.
5. Remaining Judgment Expressly Preserved
The Judgment remains unsatisfied as to all amounts remaining due after credit for the $97,607.89 partial
payment,including accrued and accruing post judgment interest and any other amounts recoverable under
applicable law.
Nothing in this Partial Release constitutes:
• a full satisfaction of the Judgment;
• a release or discharge of Judgment Debtor from the remaining Judgment balance;
• a waiver of any lawful collection or enforcement remedy available to the City; or
• a release of the judgment lien as to any real property other than the Subject Property.
The City expressly reserves all rights and remedies to enforce and collect the remaining unpaid Judgment
balance.
6. Recordation
This Partial Release is intended for recordation in the Official Records of Orange County pursuant to Code
of Civil Procedure section 697.400, subdivision(c).
