SITE PLAN REVIEW NO. 2004-05 Filed by Main Street Concourse LLC, Bill Hammerstein, to allow modification to the Commercial Component Plaza at 2775 North Main Street. Planning Commission Minutes 2 January 8, 2007 RECOMMENDATION: Adopt a resolution amending Site Plan Review No. 2004-05 as conditioned. Senior Planner Sergio Klotz presented the staff report and recommendation. Commission expressed concerns with accessibility of electrical power and also recommended that the amphitheater area be well lighted. Commission discussion ensued regarding the event options (performers' location). MOTION: Adopt a resolution amending Site Plan Review No. 2004-05 as conditioned. Planning Commission Minutes 3 January 8, 2007 Associate Planner Bill Apple presented the staff report and recommendation. He noted for the record that Exhibit 3 to the staff report labeled the building elevation at 30.25-feet. The correct height is 27 feet as contained on the full set of plans approved through Site Plan Review. Commission discussion ensued regarding the spillover parking during special events, potential impacts on neighborhood and suggested landscaping options for the applicant's consideration. The public hearing was opened. Barbara McGinley voiced concern with the noise and light spillover to the .neighborhood. Applicant representative Trung Nguyen spoke in support of the project. The public hearing was closed. MOTION: Adopt a resolution approving the modification to Conditional Use Permit No. 1962-92 as conditioned. The Planning Commission added the following conditions: A review of the project shall be completed by the Police Department for noise issues, six months after permits have been finaled for the building addition. That a precise landscape plan be approved by the Planning Commission prior to issuance of building permits. That the Buddhist Center notify surrounding property owners in writing prior to any outdoor gatherings to celebrate special events that require a land use certificate to be issued by the City.
