A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 2009-05 TO ALLOW EXTERIOR
REPAIRS TO RESIDENCE AND CONSTRUCTION OF A
NEW GARAGE FOR 826 NORTH LACY STREET WHICH
IS LOCATED WITHIN SPECIFIC DEVELOPMENT ZONE
NO. 19 (SD-19)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Property Owner is requesting approval of Neighborhood Project
Review No. 2009-05 to allow exterior repairs and construction of a new
garage for the property located at 826 North Lacy Street which is located
• within the Specific Development 19 (SD-19) Zoning District (French Park).
B. The French Park Neighborhood Architectural Review Committee has
reviewed the proposal and has communicated its support of the project.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission after considering all of the evidence submitted,
finds and determines that Neighborhood Project Review No. 2009-05
project is consistent with the French Park zoning provisions and Historic
French Park Architectural Design Guidelines.
E. In accordance with the California Environmental Quality Act, this project
has been determined to be a Categorical Exemption per section 15301, as
a restoration or rehabilitation of a deteriorated or damaged structure, and
per section 15332 as an in-fill development project consistent with the
General Plan and adequately served by utility/public services. A Notice of
Exemption will be filed for this project. Environmental Review No. 2009-
119will be filed for this project.
• Section 2. The Planning Commission hereby approves Neighborhood Project
Review No. 2009-05. This decision is based upon but is not limited to: the Request for
Resolution No. 2009-12

all of which are incorporated herein by this reference.
