A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 2007-19 TO ALLOW EXTERIOR
MODIFICATIONS TO REPLACE AND REPAIR SEVERAL
WINDOWS OF THE EXISTING RESIDENTIAL
STRUCTURE AT 820 NORTH GARFIELD STREET IN THE
SPECIFIC DEVELOPMENT NO. 19 (SD-19) ZONING
DISTRICT (FRENCH PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Property Owner is requesting approval of Neighborhood Project
Review No. 2007-19 to allow exterior modifications to replace and repair
several windows of the existing residential structure at 820 North Garfield
Street which is located within the Specific Development 19 (SD-19) Zoning
District (French Park).
B. The French Park Neighborhood Architectural Review Committee has
reviewed the proposal and has communicated its support of the window
improvements as presently proposed. The Committee is in agreement that
the proposed rehabilitation project will restore the historic integrity of the
structure and its contribution to the historic fabric of the Historic French
Park neighborhood
C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission after considering all of the evidence submitted,
finds and determines that Neighborhood Project Review No. 2007-19
project is consistent with the French Park zoning provisions and Historic
French Park Architectural Design Guidelines.
E. In accordance with the California Environmental Quality Act, the
recommended action is exempt from further review pursuant to Section
15301, which allows for minor alterations to existing structures. A Notice
of Exemption will be filed for this project.

Section 2. The Planning Commission hereby approves Neighborhood Project
~- Review No. 2007-19. This decision is based upon, but is not limited to: the Request for
Planning Commission Action dated February 25, 2008 and exhibits attached thereto,
and the public testimony, all of which are incorporated herein by this reference.
