RESOLUTION NO. 2008-04
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SANTA ANA APPROVING VARIANCE NO.
2007-14 AS CONDITIONED TO ALLOW A REDUCTION IN
THE FRONT YARD LANDSCAPE SETBACK FOR A NEW
INDUSTRIAL BUILDING TO BE CONSTRUCTED ANA
DENIAL OF VARIANCE NO. 2007-15 TO ALLOW AN
EXISTING NON-CONFORMING POLE SIGN FOR THE
PROPERTY LOCATED AT 1701 SOUTH GRAND AVENUE
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA
AS FOLLOWS:
Section 1. The Planning Commission of .the City of Santa Ana hereby finds,
determines and declares as follows:
A. Applicant is requesting approval of Variance No. 2007-14 to allow a
reduction in the front yard landscapessetback for a new industrial building to
be constructed and Variance No. 2007-15 to allow an existing non-
conforming pole sign to remain on the subject site at 1701 South Grand
Avenue.
B. Variance No. 2007-14 and Variance No. 2007-15 came before the
Planning Commission of the City of Santa Ana for a duly noticed public
hearing on January 28, 2008.
C. Variance No. 2007-14 has been filed with the City of Santa Ana seeking to
reduce the required front yard landscape setback as required by Section
475(a)(i). Per Section 41-475(a)(i), a 20-foot wide front yard landscape
setback must be provided along the entire length of the front yard as the
property abuts an arterial street. The applicant is requesting to maintain
the six (6) foot landscape setback that currently exists in front of the
existing building.
Santa Ana Municipal Code Section 41-638 authorizes the Planning
Commission to grant a variance upon making certain findings.
That because of special circumstances applicable to the
subject property, including size, shape, topography, location,
or surroundings, the strict application of the zoning
ordinance is found to deprive the subject property of
