RESOLUTION NO. 2007-28
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 2006-14
TO ALLOW AN ADDITION OF A TWO-STORY TO
AN EXISTING RESIDENTIAL STRUCTURE AT 506
SOUTH PARTON STREET LOCATED IN THE
SPECIFIC DEVELOPMENT 40 ZONE (SD-40)
(HENINGER PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby
finds, determines and declares as follows:
A. The property owner is requesting approval of Neighborhood Project
Review No. 2006-14 to allow an addition of a two-story to an
existing residential structure at 506 South Parton Street, which is
located within the Specific Development 40 Zone (SD-40)
(Heninger Park).
B. The applicant is proposing to construct a 1,381 square foot addition
and remodel the existing residence. Tudor style design elements
such as the steep pitch of the roof, rolled roof cap, stucco walls with
applied gable end half timber accents and single hung wood
windows are repeated on the addition.
C. The Heninger Park Architectural Review Committee reviewed and
commented on the original design submitted; however, no
additional comments have been received from the Committee as of
this date.
D. Santa Ana Municipal Code Section 41-593.5(c) requires the
Planning Commission to review all plans within a Specific
Development Plan area to ensure that the project is in conformity
with the approved Specific Development.
E. On June11, 2007, the Planning Commission conducted the
necessary review pursuant to Santa Ana Municipal Code Section
41-593.5(c).
F. After considering all of the evidence submitted, the Planning
• Commission finds and determines that Neighborhood Project
Review No. 2006-14 is consistent with the Heninger Park
Resolution No. 2007-28

Architectural Design Guidelines and complies with the Heninger
Park zoning provisions.
G. In accordance with the California Environmental Quality Act, the
recommended action is exempt from further review pursuant to
Section 15301(e)(2), which allows additions to existing structures.
A Notice of Exemption will be filed for this project.
Section 2. The Planning Commission hereby approves Neighborhood
Project Review No. 2006-14. This decision is based upon, but is not limited to:
the Request for Planning Commission Action dated June 11, 2007 and exhibits
attached thereto, and the public testimony, all of which are incorporated herein
by this reference.
