RESOLUTION NO. 2005-75
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 2005-01
TO PERMIT THE CONSTRUCTION OF A
RESIDENTIAL ADDITION LOCATED AT 506 SOUTH
GARNSEY STREET LOCATED IN THE SPECIFIC
DEVELOPMENT 40 ZONE (SD-40) (HENINGER
PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby
finds, determines and declares as follows:
A. The property owner is requesting approval of Neighborhood Project
Review No. 2005-01 to permit the construction of a residential
addition located at 506 South Garnsey Street, which is located
within the Specific Development 40 Zone (SD-40) (Heninger Park).
• 1. The property owner is proposing a 537 square foot addition
at the rear of an existing single-family residence. The
project will involve the addition of two bedrooms and one
bathroom.
2. The addition has been designed to be consistent with the
existing Craftsman Bungalow architecture style, including
exterior design elements matching exterior finishes such as;
wood siding, single-hung wood windows, wood attic vents,
and roof pitch
B. The Heninger Park Review Committee has reviewed the proposed
construction and recommends approval of the project.
C. At the October 10, 2005 Planning Commission hearing, the item
was continued to allow for evaluation of the proposed window size
and the existing front porch column design.
D. On December 12, 2005, Planning Commission the Planning
Commission conduced the necessary review pursuant to Santa
Ana Municipal Code Section 41-593.5(c).
• E. Santa Ana Municipal Code Section 41-593.5(c) requires the
.. Planning Commission to review all plans within a Specific
Resolution No. 2005-75

Development Plan area to ensure that the project is in conformity
with the approved Specific Development.
F. After considering all of the evidence submitted, the Planning
Commission finds and determines that Neighborhood Project
Review No. 2005-01 project is consistent with the Heninger Park
Architectural Design Guidelines and complies with the Heninger
Park zoning provisions.
G. In accordance with the California Environmental Quality Act, the
proposed project is exempt from further review per section
15301(e)(1), as the addition does not exceed 2,500 square feet.
Categorical Exemption Environmental Review No. 04-211 will be filed
for this project.
Section 2. The Planning Commission hereby approves Neighborhood
Project Review No. 2005-01. This decision is based upon but is not limited to:
the Request for Planning Commission Action dated December 12, 2005 and
exhibits attached thereto, and the public testimony, all of which are incorporated
herein by this reference.
