A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SANTA ANA APPROVING SITE PLAN
REVIEW NO. 2005-02 AS CONDITIONED FOR THE
PROPERTY LOCATED AT 1450 AUTO MALL DRIVE
WITHIN SPECIFIC DEVELOPMENT NO. 60 (SD-60)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Applicant is requesting approval to construct a 2,700 square foot
addition to their existing showroom located at 1450 Auto Mall Drive.
B. Section 41-593.5(c) of the Santa Ana Municipal Code requires a review by
the Planning Commission of all plans within a specific development plan
area to ensure the project is in conformity with the Specific Plan.
. C. Site Plan Review No. 2005-02 came before the Planning Commission of
the City of Santa Ana on August 22, 2005.
D. The project is in compliance with all applicable development standards and
the provisions outlined within the Specific Development Plan (SD-60).
E. This project was reviewed in accordance with the guidelines for the
California Environmental Quality Act. The recommendation is exempt
from further review pursuant to Section 15301. This Class 1 exemption
allows additions to existing structures up to 10,000 square feet provided
the project is in an area where all public services and facilities are
available for maximum development permissible in the General Plan and
provided the project is not located in an environmentally sensitive area.
Categorical Exemption Environmental Review No. 2005-29 will be filed for
this project.
Section 2. The Planning Commission of the City of Santa Ana hereby
approves Site Plan Review No. 2005-02 as conditioned in Exhibit "A" attached hereto and
incorporated herein.

Conditions for Approval for Site Plan Review No. 2005-02
Site Plan Review No. 2005-02 is approved subject to compliance, to the
reasonable satisfaction of the Planning Commission, with all applicable sections of
the Santa Ana Municipal Code, the California Administrative Code, the Uniform
Fire Code, the Uniform Building Code and all other applicable regulations.
The applicant must comply in full with each and every condition listed below prior
to exercising the rights conferred by this site plan review.
The applicant must remain in compliance with all conditions listed below
throughout the life of the Site Plan Review. Failure to comply with each and every
condition may result in the revocation of the site plan review.
A. Planning Division
All proposed site improvements, including all landscaping, must
conform to provisions of Specific Development Plan No. 60, the
approved landscape plan, and development review approval (DP No.
05-21).
2. Any amendment to this site plan review must be submitted to the
Planning Division for review. At that time, staff will determine if
• administrative relief is available or Site Plan Review No. 2005-02
must be amended.
