HomeMy WebLinkAbout2003-44~~ ~~ RESOLUTION NO. 2003-44 Koo-11 /12/03 A RESOLUTION OF THE PLANNING COMISSION OF THE CITY OF SANTA ANA APPROVING NEIGHBORHOOD PROJECT REVIEW NO. 2003-08 TO PERMIT THE CONSTRUCTION OF A RESIDENTIAL ADDITION TO AN EXISTING SINGLE-FAMILY RESIDENCE AT 409 SOUTH ROSS STREET IN THE SPECIFIC DEVELOPMENT 40 (SD-40) ZONING DISTRICT (HENINGER PARK) BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA AS FOLLOWS: Section 1. The Planning Commission of the City of Santa Ana hereby finds, determines and declares as follows: A. The applicant is proposing to construct a 968 square foot two-story addition to the rear of an existing single-family residence located at 409 South Ross Street in the Specific Development 40 (SD-40) Zoning District (Heninger Park). The project will involve the addition of a den, two bedrooms, two bathrooms and a library room. 2. The addition will be constructed to reflect the existing 1920s Craftsman Bungalow style. B. Heninger Park Site Review Committee reviewed the proposed construction and does not support the project as proposed. They have identified concerns regarding the compatibility of a second story addition with the immediately adjacent single-story structures along Ross Street. 2. Additionally, they also cite that there are no known two-story additions that have been built in Heninger Park since the adoption of the SD-40 zone in 1986. C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning Commission to review all plans within a Specific Development Plan area to ensure that the project is in conformity with the approved Specific Development. • Resolution No. 2003-44 Page 1 of 3 . D. The Planning Commission, after considering all of the evidence submitted, finds and determines that Neighborhood Project Review No. 2003-08 project meets the intent of the Heninger Park Architectural Design Guidelines and complies with the Heninger Park zoning provisions. E. In accordance with the California Environmental Quality Act, the proposed project is exempt from further review. As such, Categorical Exemption Environmental Review No. 03-200 will be filed for this project. Section 2. The Planning Commission hereby approves Neighborhood Project Review No. 2003-08.
