A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 2003-09 TO PERMIT THE
CONSTRUCTION OF A NEW DETACHED TWO-CAR
GARAGE AT 316 SOUTH BIRCH STREET IN THE
SPECIFIC DEVELOPMENT 40 (SD-40) ZONING DISTRICT
(HENINGER PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Applicant proposes to replace an existing detached garage destroyed
by fire in 1998 and never rebuilt. The structure will be a new 441 square
foot detached two-car garage and will be designed to reflect the existing
• California Bungalow architectural style of the residence located at 316
South Birch Street in the Specific Development Zone No. 40 (SD-40).
B. Heninger Park Site Review Committee approved Neighborhood Project
Review No. 2003-09.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission, after considering all of the evidence submitted,
finds and determines that Neighborhood Project Review No. 2003-09 is
consistent with the City of Santa Ana's Design and Development
Standards and the Heninger Park Architectural Design Guidelines.
E. In accordance with the California Environmental Quality Act, the proposed
project is exempt from further review. As such, Categorical Exemption
Environmental Review No. 03-164 will be filed for this project.

Section 2. The Planning Commission hereby approves Neighborhood Project
Review No. 2003-09.
