A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 2004-14 TO PERMIT THE
CONSTRUCTION OF A PATIO TRELLIS AT 402 EAST
VANCE STREET IN THE SPECIFIC DEVELOPMENT ZONE
NO. 19 (SD-19)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Property Owner is requesting approval of Neighborhood Project
Review No. 2004-14 to permit the construction of a patio trellis at 402 East
Vance Street, which is located within the Specific Development 19 (SD-19)
Zoning District (French Park).
1. The applicant is proposing to construct a patio trellis at the rear of
the existing residence.
2. The patio trellis will be attached to the southwest corner of the
residence, constructed of wood and cover an area of approximately
55 square feet.
B. The French Park Review Committee has determined that this project does
not radically change, obscure, or destroy character defining spaces,
features, or finishes. Therefore, the Committee has recommended
approval of the patio trellis.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission after considering all of the evidence submitted,
finds and determines that Neighborhood Project Review No. 2004-14
project is consistent with the French Park zoning provisions and Historic
French Park Architectural Design Guidelines.

E. In accordance with the California Environmental Quality Act, the proposed
project is exempt from further review. Categorical Exemption Environmental
Review No. 04-131 will be filed for this project.
Section 2. The Planning Commission hereby approves Neighborhood Project
Review No. 2004-14. This decision is based upon but not is not limited to: the Request
for Planning Commission Action dated June 14, 2004 and exhibits attached thereto, all
of which are incorporated herein by this reference
