HomeMy WebLinkAbout2004-18 RESOLUTION NO. 2004-18 Koo-06/09/04 A RESOLUTION OF THE PLANNING COMISSION OF THE CITY OF SANTA ANA APPROVING NEIGHBORHOOD PROJECT REVIEW NO. 2004-02 TO PERMIT THE CONSTRUCTION OF A RESIDENTIAL ADDITION TO AN EXISTING SINGLE-FAMILY RESIDENCE AT 726 SOUTH ROSS STREET IN THE SPECIFIC DEVELOPMENT 40 ZONE (SD-40) (HENINGER PARK) BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA AS FOLLOWS: Section 1. The Planning Commission of the City of Santa Ana hereby finds, determines and declares as follows: A. The Property Owner is requesting approval of Neighborhood Project Review No. 2004-02 to permit the construction of a residential addition to an existing single-family residence at 726 South Ross Street, which is located within the Specific Development 40 Zone (SD-40) (Heninger Park). The addition will be constructed to reflect the existing 1920s Spanish Colonial Revival architecture style. 2. The exterior design elements for the addition include the relocation and re-use of the existing single-hung wood windows and historically appropriate doors at the rear of the residence. 3. The exterior finish of the addition will match the existing stucco finish of the residence. B. The Heninger Park Site Review Committee has reviewed the proposed construction for conformance with these standards and has recommended approval of the project as proposed. C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning Commission to review all plans within a Specific Development Plan area to ensure that the project is in conformity with the approved Specific Development. D. The Planning Commission after considering all of the evidence submitted, finds and determines that Neighborhood Project Review No. 2004-02 Resolution No. 2004-18 Page 1 of 2 project is consistent with the Heninger Park Architectural Design Guidelines and complies with the Heninger Park zoning provisions. E. In accordance with the California Environmental Quality Act, the proposed project is exempt from further review. Categorical Exemption Environmental Review No. 04-133 will be filed for this project. Section 2. The Planning Commission hereby approves Neighborhood Project Review No. 2004-02. This decision is based upon but not is not limited to: the Request for Planning Commission Action dated June 14, 2004 and exhibits attached thereto, and the public testimony, all of which are incorporated herein by this reference ADOPTED this 14th day of June, 2004.
