A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 01-10 TO PERMIT
CONSTRUCTION OF A RESIDENTIAL ADDITION
LOCATED AT 515 SOUTH ROSS STREET IN THE
SPECIFIC DEVELOPMENT 40 (SD-40) ZONING DISTRICT
(HENINGER PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Applicant proposes to construct a 345 square foot residential addition
located at 515 South Ross Street in the Specific Development Zone No.
40 (SD-40).
B. Pursuant to the requirements of Specific Development No. 40,
Neighborhood Project Review No. 01-10 has been approved by the
Heninger Park Site Review Committee.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission finds and determines that Neighborhood
Project review no. 01-10 is in keeping with the Heninger Park Architectural
Design Guidelines.
E. In accordance with the California Environmental Quality Act, the proposed
project is exempt from further review. As such, Categorical Exemption
Environmental Review No. 02-170 will be filed for this project.

Section 2. The Planning Commission hereby approves Neighborhood Project
Review No. 01-10.
