A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 01-09 TO PERMIT THE
CONSTRUCTION OF A NEW SINGLE FAMILY DWELLING
WITH A DETACHED TWO-CAR GARAGE LOCATED AT
610 SOUTH SYCAMORE STREET IN THE SPECIFIC
DEVELOPMENT N0.40 (SD-40)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Applicant proposes to build a new single-family dwelling with
detached two-car garage located at 610 South Sycamore Street in the
specific development zone no. 40 (SD-40).
B. Pursuant to the requirements of Specific Development No. 40,
Neighborhood Project Review No. 01-09 has been approved by the
Heninger Park Site Review Committee.
C. Santa Ana Municipal Code Section 41-593-5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission finds and determines that Neighborhood
Project review no. 01-09 is in keeping with the City of Santa Ana's Design
and Development Standards and the Heninger Park Architectural Design
Guidelines.
E. In accordance with the California Environmental Quality Act, the proposed
project is exempt from further review as such Categorical Exemption
Environmental Review No. 02-60 will be filed for this project.

Section 2. The Planning Commission hereby approves Neighborhood Project
Review NO. 01-09.
