A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING SITE
PLAN REVIEW NO. 01-01 FOR MORTON'S OF
CHICAGO RESTAURANT TO BE LOCATED AT 1641
WEST SUNFLOWER AVENUE
WHEREAS, Santa Ana Municipal Code section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area to ensure that the project
is in conformity with the approved Specific Plan;
WHEREAS, the applicant, Morton's of Chicago Restaurant, proposes to build a restaurant
at 1641 West Sunflower Avenue in Specific Development No. 48;
WHEREAS, Site Plan Review No. 01-01 came before the Planning Commission for a
public hearing on Apri123, 2001; and
WHEREAS, following said public hearing, the Planning Commission determined to
approve Site Plan Review No. 01-001, subject to conditions;
NOW, THEREFORE, BE IT RESOLVED BY PLANNING COMMISSION OF THE
• CITY OF SANTA ANA AS FOLLOWS:
1. Based upon the evidence submitted at the abovesaid hearing the Planning Commission
finds and determines that Site Plan Review No. 01-01 is in keeping with the neighborhood and is
not detrimental to the harmonious development of the City of Santa Ana nor impairs the desirability
of investment or occupation in the neighborhood.
2. Site Plan Review No. 01-01 is hereby approved, subject to conditions, as set forth in
Attachment A, attached hereto and incorporated herein

AYES: Commissioners Mondo, Nalle, Cribb, Richardson and Leo (5)
NOES: None
ABSENT: Commissioners Verino and Doughty (2)
ABSTENTIONS: None

Conditions for Approval
Site Plan Review No. O1-Ol is approved subject to compliance, to the
reasonable satisfaction of the Planning Manager, with all applicable
sections of the Santa Ana Municipal Code, the California Administrative
Code, the Uniform Fire Code, the Uniform Building Code and all other
applicable regulations.
The applicant must comply in full with each and every condition listed
below prior to exercising the rights conferred by this site plan approval.
The applicant must remain in compliance with all conditions listed below
throughout the life of the site plan approval. Failure to comply with
each and every condition may result in a building permit not being issued.
A. Planning Division
1. All proposed site improvements must conform with the Site Plan
• Review approval of DP No. 00-86.
2. Any amendment to this site plan must be submitted to the
Planning Division and Police Department for review. At that
time, staff will determine if administrative relief is
available or the Planning Commission must amend the site plan
approval.
