RESOLUTION NO. 00-24
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA TO MODIFY
CONDITIONS OF APPROVAL FOR CONDITIONAL
USE PERMIT NO. 99-17 FOR A PROFESSIONAL
TRADE SCHOOL USE LOCATED AT 3601 WEST
SUNFLOWER AVENUE
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. On August 16, 1999 the City Council, at the recommendation of the
Planning Commission, approved Conditional Use Permit No. 99-17
subject to certain conditions of approval for the project located at 3601
West Sunflower Avenue.
B. The Applicant has requested modifications to the conditions of approval
• for Conditional Use Permit No. 99-17. Specifically, applicant requests
modifications to the plan to allow for a different species of tree to be used
in the parking lot area and for a reduction in the number and redistribution
of palm trees in the entry point locations.
C. The Planning Commission held a duly noticed public hearing on June 19,
2000 to consider modifications to the conditions of approval for
Conditional Use Permit No. 99-17.
D. In accordance with California Environmental Quality Act, the proposed
action as been determined to be adequately evaluated in the previously
prepared negative declaration.
Section 2. The Planning Commission hereby approves the modifications to the
conditions of approval for Conditional Use Permit No. 99-17. The conditions are
attached hereto as Exhibit "A" and are incorporated herein.

Conditions for Approval for Conditional Use Permit No. 99-17

Conditional Use Permit No. 99-17 is approved subject to compliance to the reasonable
satisfaction of the Planning Manager, with applicable sections of the Santa Ana Municipal
Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building
Code, and all other applicable regulations.
The applicant must comply in full with each and every condition listed below riot to
exercising the rights conferred by this conditional use permit.
The applicant must remain in compliance with all conditions listed below throughout the life
of the conditional use permit. Failure to comply with each and every condition may result
in revocation of the conditional use permit.
A. Planning Division
1. The applicant must comply with all conditions and requirements from the
Development Review Committee for the development project (DP No. 99-
40). (Modified by Planning Commission June 12, 2000).
2. A total of 375 parking spaces are provided on-site for the trade school
use. The parking provided is based on the floorplan configuration
• approved for the development project (DP NO. 99-40). Any proposed
floorplan modification, including but not limited to art labs, computer labs,
video studios, or kitchen facilities, which would result in a higher parking
demand, would require submittal of a parking analysis to the City of Santa
Ana for review. A review of the terms and conditions of Conditional Use
Permit No. 99-17 by the Planning commission and City Council will be
required. (Modified by the Planning Commission July 26, 1999).
3. A lot line adjustment must be applied for and approved for the project.
4. Conditional Use Permit No. 99-17 will be reviewed in 12 months, by the
Planning Commission to ensure compliance with the conditions of
approval.
