A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING SITE
PLAN REVIEW NO. 97-03 TO CONSTRUCT A
NEW AUTO SALES AND SERVICE FACILITY FOR
THE SAAB DEALERSHIP LOCATED AT 1330
AUTO MALL DRIVE
WHEREAS, the subject property is located at 1330 Auto Mall
Drive, within the Specific Development No. 60 zoning district,
also known as the Santa Ana Auto Mall; and
WHEREAS, the applicant desires to construct sales and service
facilities for the new Saab car dealership; and
WHEREAS, in order to proceed with the construction, the
proposed sales and service buildings must conform with the 1995
California Building Code and the Specific Development No. 60
Guidelines; and
WHEREAS, the proposed site plan came before the Planning
Commission for review and recommendations on the Consent Calendar
of the January 26, 1998, meeting.
NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF
THE CITY OF SANTA ANA AS FOLLOWS:
1. Based upon the evidence submitted at the abovesaid
meeting this Commission finds and determines as follows:
That the site plan, as proposed, is compatible with the
architectural character and design criteria for styles found in
Specific Development No. 60 and will not be detrimental to the
harmonious development of the City or impair the desirability of
investment or occupation in the Santa Ana Auto Mall.
2. Site Plan Review No. 97-03 is hereby approved, as
proposed in Attachment A, attached hereto and incorporated herein.

ADOPTED this 26 day of January 1998, by the
following vote:
AYES : Commissioners Nalle, Oliver, Doughty, and Solorio
NOES : Commissioners None
ABSENT: Commissioners Verino and Ma.cDowell

Site Plan Review No. 97-03 is approved subject to compliance, to the
reasonable satisfaction of the Planning Manager, with all applicable
sections of the Santa Ana Municipal Code, the California Administrative
Code, the Uniform Fire Code, the Uniform Building Code and all other
applicable regulations.
A. Standard Conditions of Approval
1. The applicant must comply in full with each and every condition
listed below prior to exercising the rights conferred by this
conditional use permit.
2. The applicant must remain in compliance with all conditions
listed below throughout the life of the conditional use permit.
Failure to comply with each and every condition may result in
the revocation of the conditional use permit.
B. Planningx Division
1. Project landscaping is required to be maintained to the minimum
size and quantities of the approved plans.
2. No barbed wire may be visible from any public or private street.
3. Reciprocal access and drainage agreements between each of the
parcels is required prior to Phase 2 building permits.
4. Dust mitigation of the Phase 2 development site is required to
be maintained until the site is fully developed.
5. The streetscape and off-site areas shall be designed and
maintained per the approved overall landscape plan and the Auto
Mall Design and Development Standards.
6. The temporary modular office for Phase 1 shall not be on the
site more than 12 months past installation unless an extension
is granted by the Planning Commission.
