HomeMy WebLinkAbout1998-01• RESOLUTION N0.98-01 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SANTA ANA APPROVING NEIGHBORHOOD PROJECT REVIEW NO. 97-10 TO PERMIT CONSTRUCTION OF A NEW TWO CAR DETACHED GARAGE WHEREAS, the subject property is located at 313 South Garnsey, within the Specific DevelopmentNo. 40 zoning district, also known as Heninger Park NeighborhoodDistrict; and WHEREAS, the applicant desires to construct a new detached two car garage and demolish the existing carport between the house and proposed garage; and WHEREAS, in order to proceed with the change in use, the property must conform with the City's single family residential requirements and development standards, the 1995 California Building Code and the Specific DevelopmentNo. 40 Guidelines; and WHEREAS, the project came before the Planning Commission for review and recommendations on the Consent Calendar of the January 26, 1998, meeting. NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE • CITY OF SANTA ANA AS FOLLOWS: 1. Based upon the evidence submitted at the abovesaid meeting this Commission finds and determines as follows: That the proposed project, as conditioned, is compatible with the Heninger Park architectural character and the design criteria for styles found in the area and will not be detrimental to the harmonious development of the City or impair the desirability of investment or occupation in the neighborhood. 2. Neighborhood Project Review No. 97-10 is hereby approved, as conditioned in Attachment A, attached hereto and incorporated herein. • 1 ADOPTED this 26 day of January, 1998, by the following vote: • AYES: Commissioners Na11e Oliver Dcu ht g y, and Solorio NOES: Commissioners None ABSENT: Commissioners Verino and MacDowell ABSTENTIONS: Commissioners None ATTEST: Kenneth Adams Planning Manager Planning and Building Agency U VEDAS TO FORM: 2 Chairman RESOLUTION NO. 98-O1 PAGE 1 Conditions of Approval Neighborhood Project Review No. 97-10 is approved subject to compliance, to reasonable satisfaction of the Planning Manager, with all applicable sections of the Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable regulations. The project must comply with the approved site plan for Neighborhood Project Review No. 97-10 and conditions 1-6 outlined in the letter dated October 2, 1997 from the Heninger Park Historical Neighborhood Association. • ATTACHMENT A
