A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 97-07 TO
ALLOW RENOVATION TO A RESIDENTIAL
STRUCTURE AND PERMIT CONSTRUCTION OF A
NEW THREE CAR DETACHED GARAGE AND
CARPORT
WHEREAS, the subject property is located at 414 South
Broadway, within the Specific Development No. 40 zoning district,
also known as Heninger Park Neighborhood District; and
WHEREAS, the applicant desires to renovate the subject
property by replacing the existing porch, deck and stairway at the
rear of the residence and construct a new three car garage and
attached carport; and
WHEREAS, in order to proceed with the change in use, the
property must conform with the City's single family residential
requirements and development standards, the 1995 California
Building Code and the Specific Development No. 40 Guidelines; and
• WHEREAS, the project came before the Planning Commission for
review and recommendations on the Consent Calendar of the October
27, 1997 meeting.
NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF
THE CITY OF SANTA ANA AS FOLLOWS:
1. Based upon the evidence submitted at the abovesaid
meeting this Commission finds and determines as follows:
That the proposed project, as conditioned, is compatible with
the Heninger Park architectural character and the design
criteria for styles found in the area and will not be
detrimental to the harmonious development of the City or
impair the desirability of investment or occupation in the
neighborhood.
2. Neighborhood Project Review No. 97-07 is hereby approved,
as conditioned in Attachment A, attached hereto and incorporated
herein.

Condition of Approval
Neighborhood Project Review No. 97-07 is approved subject to compliance, to
reasonable satisfaction of the Planning Manager, with all applicable sections
of the Santa Ana Municipal Code, the California Administrative Code, the
Uniform Fire Code, the Uniform Building Code and all other applicable
regulations.

1. The project must comply with the approved site plan for
Neighborhood Project Review No. 97-07.
