A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 97-06 TO
ALLOW CONSTRUCTION OF A NEW ONE STORY
RESIDENCE IN THE FRENCH PARK HISTORIC
DISTRICT
WHEREAS, the subject property is located at 814 North Garfield
Street, within the Specific Development No. 19 zoning district,
also known as the French Park Historic District; and
WHEREAS, the applicant desires to construct a new, 1,432
square foot, one-story Victorian style residence; and `
WHEREAS, in order to proceed with construction, zoning
provisions require that all new construction projects be reviewed
and approved by both the neighborhood association and the Planning
Commission to ensure architectural compatibility with the district;
and
WHEREAS, the French Park Architectural Review Committee, in a
letter dated July 14, 1997, approved the project provided five
revisions were made to the project; and
WHEREAS, the project came before the Planning Commission for
review and recommendations on the Consent Calendar of the August
11, 1997 meeting.
NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF
THE CITY OF SANTA ANA AS FOLLOWS:
1. Based upon the evidence submitted at the abovesaid
meeting this Commission finds and determines as follows:
That the proposed project, as conditioned, is compatible with
the French Park architectural character and the design
criteria for styles found in the area and will not be
detrimental to the harmonious development of the City or
impair the desirability of investment or occupation in the
neighborhood.
2. Neighborhood Project Review No. 97-06 is hereby approved,
as conditioned in Attachment A, attached hereto and incorporated
herein.

Condition of ADDroval
Neighborhood Project Review No. 97-06 is approved subject to compliance,
to reasonable satisfaction of the Planning Manager, with all applicable
sections of the Santa Ana Municipal Code, the California Administrative
Code, the Uniform Fire Code, the Uniform Building Code and all other
applicable regulations.
A. Planning Division
1. The project must comply with the approved site plan for
Neighborhood Project Review No. 97-06.
