MINOR EXCEPTION NO. 2015 -02
10:33 a.m.
Verny Carvajal, Acting Zoning Administrator, called to order the public hearing in the City Hall
Ross Annex Conference Room 2001.
Also in attendance were: Macda Gabrakirstos and Cruz Ramirez, Applicants; Melvin Shanks,
Giorgio Nanni, Olivia Arzate and Martha Sandoval, Residents; Hally Soboleske, Associate
Planner; Ryan Hodge, City Attorney; and Jocelyn Magalona, Recording Secretary.
No written communications were received.
Ms. Soboleske presented the staff report and recommendation for approval.
There were no comments from the applicants.
The residents are in support of the project but wanted to address specific concerns.
Mr. Shanks is concerned with parking on the alley site and its impacts. Mr. Nanni stated his
concern with graffiti and suggested using graffiti resistant measures. Ms. Arzate inquired
about the second dwelling unit policy and its adoption which the Zoning Administrator clarified.
Discussion and clarification followed regarding the garage size, setbacks and open space.
The Zoning Administrator suggested the plan be revised to create a minimum setback of 20
feet between the existing house and proposed second unit to allow for more open space and
reduce the size of the three -car garage to comply with the R1 zoning standards.
The Zoning Administrator continued Minor Exception No. 2015 -02 to March 25, 2015 and allow
the applicants time to revise the plans.
The hearing adjourned at 11:01 a.m.
