To whom it may concern,
This letter is in regard to the Olson Company's development project of 62 housing units at the corner of
W. Walnut and S. Pacific Ave. We own the 36 units from 1622 — 1658 W. Walnut Street which is
directly South and West of the proposed project. We want to public declare our support of the project
for the following reasons:
1. With zero City attention to this particular area, it has become a haven for illegal dumping
including hazardous material.
2. The residents and management constantly witness drug dealings along that area.
3. The area has become a place for people to live in their vehicles leading to the following:
a. Street parking taken away from actual residents.
b. Trash left all over the street and side walks.
c. The breaking into our resident's vehicles.
d. The stealing of our property's water.
4. The area has become a place to perform ad hoc businesses without over -sight.
5. A general feeling that the area is un -safe
6. The resident's feel the city doesn't care
Frankly, other than street sweeping, if we do not call or inform the the city regarding this section nothing
gets taken care of. We believe having purchasable housing units, the City will have residents that are
invested in the area and will be motivated to improve the immediate surrounding area.

The Project on 1 st and Pacific is desperately needed by Southwest Santa Ana in particular and Santa Ana in
general . With the Civic Center County Seat being only 5 minutes away it has the potential of being a
major magnet for people from many walks of life . This project can also bring in role models to our
Community. The home prices will attract Teachers, Police, Downsizing Baby Boomers, Small Business
owners etc . I am sending this to you not just to encourage this much anticipated project along but I want to see
this move rapidly . This on again off again jump starting for this property only benefits those with Spray Paint

RE: Olson Townhome Project Added Amenity Condition — TTM 2016-02
Dear Vince,
As discussed, it is understood that there is a desire to have an additional amenity element
incorporated into our open space/landscape plan. As such, The Olson Company is amendable
to having the following condition added to our Tentative Tract Map 2016-02:
"An additional amenity element shall be incorporated into the project's open
space/landscape plan subject to the review and approval of staff as part of the
landscape plan review."
