Request for Qualifications for Affordable Housing <br />Financial Analytical and Advisory Services <br />City of Pasadena — 60-80 South Vinedo DeusRy Bonus Analyses <br />KMA analyzed a developer's request to construct a 26-urdt residential development on <br />a 30,000 square foot property. The proposed project includes an 18% density bonus and <br />one concession. To evaluate the developer proposal, IMiA analyzed a project that <br />complies with the existing zoning, a scenario that tested the value created by the <br />density bonus, and the proposed project. IMIA quantified the net economic detriment created by <br />the requirement to provide low and moderate income housing after consideration of the <br />benefits associated with the incentives being offered by the City. KMA also prepared <br />the policies and procedures manual and supporting documentation required to <br />implement the program.
