The Tenant Improvements shall be insured by Tenant pursuant to Article I I of the Lease immediately upon completion thereof. Such insurance shall provide that it is primary insurance as respects the Landlord and that any other insurance maintained by Landlord is excess and noncontributing with the insurance required hereunder.
