City of Santa Ana Addendum to the <br />MainPlace Mall Transformation Proiect Fashion Square Commercial Center Final EIR <br />As development projects are submitted to the City, a parking plan for each phase would <br />be required to show provided parking for each use, and replacement parking when <br />required to maintain minimum parking ratios. Individual residential projects would <br />provide parking for tenants that is separated from commercial, hotel, or office parking. <br />Residential visitor parking may be shared with parking provided for other uses, or on <br />lots other than the residential development. In the buildout condition, the majority of <br />parking within the Project would be provided in parking structures. As part of the <br />Project's design, parking for office uses may be made available for commercial or <br />special event parking after normal business hours, subject to a parking management <br />program for shared parking. <br />Water and Storm Drain Infrastructure <br />Approximately 1,500 feet of water mains would be relocated to accommodate the <br />development footprint and vacation of Main Place Drive. Figure 7, Conceptual Water <br />Plan, shows the existing and proposed water system. <br />Improvements to the storm drain system are limited to the following: <br />• Re-routing of several existing storm drain lines into the private drives within the <br />Specific Plan area from their present locations within future development sites. <br />• Re-routing an existing storm drain around a future development site into Main <br />Place Drive on the Specific Plan area's western edge. <br />Figure 8, Conceptual Drainage Plan, shows the existing and proposed drainage system, <br />as well as the drainage areas of the site and the water quality features to which they <br />drain. <br />In addition, several franchise utilities and onsite private utilities would also be relocated <br />and extended to accommodate the development footprint and vacation of Main Place <br />Drive. <br />Sewer Infrastructure <br />The majority of the existing sewer system would remain in place, however some <br />wastewater infrastructure would be relocated or extended to accommodate the <br />proposed Project, including: <br />• Existing public sewer within Main Place Drive between Main Street and Bedford <br />would be vacated and realigned, and the existing sewer lines which connect to it <br />would be abandoned. <br />• Existing sewer lines would be removed and realigned on both the east and west <br />frontages of the mall building. <br />• A new lateral would be constructed in Main Place Drive to connect to the City <br />sewe r. <br />The existing and proposed sewer system is shown on Figure 9, Conceptual Sewer Plan. <br />9.1 <br />
