City of Santa Ana Addendum to the <br />MainPlace Mall Transformation Proiect Fashion Square Commercial Center Final EIR <br />Landscape and Open Space Plan <br />Open space within the Specific Plan area would be comprised of open and amenity <br />space types consistent with an urban setting. Residential or hotel projects would include <br />private common open space amenities for their users, such as pools/spas, courtyards, <br />roof decks or gardens, fitness centers, and business centers. Residential uses would <br />include a combination of private open space (patios or balconies) and common open <br />space. Landscaped pedestrian zones would be provided on all internal streets. Publicly <br />accessible open space would consist of landscaped building entries to commercial and <br />residential buildings, pedestrian connections, and a planned urban gathering <br />space/plaza on the eastern edge of the existing mall building (Parcel 6). This urban <br />open space may incorporate elements such as seating, performance spaces, kiosks, <br />water features, shade structures, and shade plantings. Figure 10, Conceptual Open <br />Space shows the proposed publicly accessible open space areas within the Specific <br />Plan. <br />A conceptual Landscape Plan has also been developed for the Specific Plan area in <br />order to define specific planting zones: <br />• Pedestrian Gathering (Common Open Space and Plazas) <br />• Residential Open Space (Private Courtyards and Patios) <br />• Gateway Nodes (Inviting Public Entries) <br />• Streetscape (Interior Connections) <br />• Perimeter Buffer (Curb Appeal) <br />The Specific Plan includes landscape guidelines for publicly accessible spaces, <br />private/amenity space, streetscape landscaping, and parking lot landscaping. <br />Additionally, the Landscape Plan provides a sample plant palette of proposed trees, <br />shrubs, groundcovers, and vines. <br />Perimeter landscape treatments are proposed along Main Street and Main Place Drive <br />along the boundaries of the Specific Plan area. These are areas that would be viewed <br />most often from vehicles as visitors enter and exit the site and include a landscaped <br />buffer. <br />Construction and Phasing <br />The Project is anticipated to be implemented in eight phases over a multi -year period <br />based on market demand, as shown in Figure 11, Conceptual Phasing Plan. Total <br />grading for the Project is estimated to require 350,000 cubic yards (cy) to 440,000 cy of <br />soil. An export of soil is expected due to construction of parking structures and minor <br />grade adjustments across the site. An import of soil is anticipated near the west side of <br />the site to provide a level development area. <br />39 <br />
