Adopt a resolution approving Conditional Use Permit No. 2019-30 as conditioned to allow a <br />car wash. <br />2. Adopt a resolution approving an amendment to Variance No. 2018-10 as conditioned to <br />reduce the required yards. <br />3. Adopt a resolution approving Conditional Use Permit No. 2019-31 as conditioned to allow for <br />a retail market less than 20,000 square feet to operate between the hours of 12:00 midnight <br />and 5:00 a.m. <br />Executive Summa <br />Richard Finkel, representing Russell Fischer LP, is requesting approval of a conditional use permit <br />to allow an automated car wash and an amendment to a previously approved variance to reduce <br />the required yards at 301 North Tustin Avenue and a conditional use permit to allow for retail <br />convenience store to operate between 12:00 a.m. and 5:00 a.m. at 325 North Tustin Avenue. <br />Staff is recommending approval of the entitlements as the project will provide additional services <br />to residents, workers, and visitors in the area and will not negatively impact the surrounding <br />community as the site is not immediately adjacent to sensitive land uses and the project has <br />been designed to minimize impacts to nearby uses. <br />7all04 <br />
