The proposed convenience store hours of operation are 24-hours per day, which <br />requires approval of a separate CUP. <br />The architecture of the new buildings, service station canopy and freestanding sign has been <br />designed to appear as a cohesive and integrated development which includes a contemporary <br />design style with a smooth plaster, metal canopies, ceramic wood tile and green screens. There will <br />be three driveways that provide access to the sites and reciprocal vehicular access and parking <br />between the two properties. In addition, the Public Works Agency has determined that an 8-foot <br />irrevocable offer of dedication along Fourth Street and a two -foot irrevocable offer of dedication <br />along Tustin Avenue are required.
