Baker St. I Suite 200 1 Costa Mesa, CA 92626 1 (949) 660-1994 <br />urbanxroads.com <br />SUBJECT: ONE BROADWAY PLAZA TRIP GENERATION EVALUATION <br />Dear Mr. Mike Harrah: <br />Urban Crossroads, Inc. is pleased to provide the following Trip Generation Evaluation for One Broadway <br />Plaza development which is located on the northeast corner of Broadway and 101" Street in the City of <br />Santa Ana. The purpose of this work effort is to assess the potential changes in trip generation associated <br />with the update to the uses proposed for the Project. The Project consists of the development of 415 <br />multifamily residential dwelling units in place of 318,153 square feet of office use. <br />BACKGROUND <br />The Project is proposing to amend the General Plan Land Use Element to allow the development of <br />residential uses (at the density/intensity proposed) for the One Broadway Plaza District Center (OBPDC) <br />Specific Development District (SD) 75. Currently, SD75 allows for the development of a 37-story tower <br />with 518,000 square feet of office uses, a destination restaurant at the top two levels of the tower, and <br />residential uses are not currently permitted. The following trip generation assessment is in support of <br />the proposed addendum to the Environment Impact Report (EIR). <br />CURRENTLY APPROVED PROJECT <br />The previous Project traffic analysis was prepared in February 2002 One Broadway Plaza EIR Traffic <br />Impact Study, prepared by P&D Consultants, referred to as 2002 Traffic Study). The 2002 Traffic Study <br />evaluated 545,124 square feet of office use within a 37-story building and surrounding rehabilitated <br />structures, which are broken down by use below in Table 1.
