Additional details for the comparable sites is also provided inclusive of the <br />location, development summary, parking facility type, parking supply, and presence of <br />ground floor retail. <br />Review of the rightmost column of Table 5 presents the tenant and guest peak parking <br />ratio (spaces per DU) for each of the twelve comparable sites. This array of peak <br />parking rates yields an average ratio of 1.35 spaces per unit, an 85 h percentile ratio of <br />1.48 spaces per unit, and a 95th percentile ratio of 1.61 spaces per unit. Given the <br />above, LLG concludes that the parking ratios derived from the twelve comparable sites <br />are accurate representations for the unique parking characteristics of the proposed <br />Project that are not reflected in the City Code ratio. <br />Parking Generation (5d' Edition) published by the Institute of Transportation <br />Engineers (ITE), and Shared Parking (2"d Edition) published by the Urban Land <br />Institute (ULI), as well as other reference materials for the cities of Ontario and <br />Rancho Cucamonga, San Bernardino County, and Riverside County, provide peak <br />parking ratios for apartment complexes, as summarized in the lower portion of Table <br />5. These parking ratios range from 0.98 spaces per unit (average ratio per ITE) to <br />1.66 spaces per unit (field studies in Ontario and Rancho Cucamonga). <br />In order to provide more context behind the location and parking -related characteristics <br />for the most relevant sites in Table 5, we have compiled the following information with <br />regards to land use setting, proximity to public transit, and availability of off -site parking <br />(i.e., on -street spaces, nearby off -site parking spaces): <br />Proiect/The Warner-Redhill <br />There is no on -street parking or other public parking facilities in the immediate <br />vicinity of the site. There are existing bus stops located nearby, specifically at the <br />intersections of Red Hill Avenue at Warner Avenue. The Tustin Metrolink Station is <br />located just under two miles to the northeast of the site. <br />Main Street Village: 2555 Main Street, Irvine (1.42 spaces per DU) <br />There is no on -street parking or other public parking facilities in the immediate <br />vicinity of the site. There are existing bus stops located nearby, specifically at the <br />intersections of Siglo/Main Street and Jamboree Road/Main Street. The nearest Park <br />& Ride lot is located about 1.5 miles to the southeast of Main Street Village, near the <br />intersection of Culver Drive at Sandburg Way. The adjoining land uses to Main Street <br />Village consist of mostly office and residential uses. <br />Paragon at Old Town: 700 S.
