Page 3 of 5 <br /> <br /> <br />Q: Will you get a tax break from the City for affordable housing? <br /> <br />A: I don’t know <br /> <br />Q: What is the rent rate for the apartments? <br /> <br /> A: The rent rates have not been established at this time. <br /> <br />Q: What is the rent rate for the low-income affordable units? <br /> <br /> A: This will be established by the City of Santa Ana housing formula. <br /> <br />Q: Affordable Housing must be disbursed throughout the building. How is it that this <br />project can separate the floors? <br /> <br />A: Vince stated that this presentation is for concept of the added residential, <br />the details of the mix will be discussed further in the process <br /> <br />Q: Will there be incentives for the residents of Live/Work so they can stay within the <br />building? <br /> <br />A: That will be discussed with the different retail groups, but I am sure there <br />will be workable to this idea. <br /> <br />C: Haseeb from Urban Crossroads explained the trip rates for the building and how <br />the reduction of trips was calculated. He explained the ratio of employees’ verses <br />residents for the same square footage and how the overall fewer trips are <br />calculated for residents. <br /> <br />Q: How many parking stalls are provided for the residential units? <br /> <br />A: One stall per studio unit. And two stalls for two bedroom. <br /> <br />Q: It’s common in Santa Ana for a lot more people to occupy an apartment how will <br />this be controlled? <br /> <br />A: The management will control the number of occupants per unit. There will <br />be regulations established for the lease agreements for the units. <br /> <br />Q: Is there a plan for public Art and water features for this project? <br /> <br />A: Yes, the design has several areas for public art an d plazas with water <br />features. <br /> <br />Q: What are the plans for park space, are there locations for parks? <br />5 - 273
