A: There will be a mix of studio, one- and two -bedroom units. There will be a <br />mixed ratio for the low-income units in this mix. <br />Q: Why is the building 16 stories? <br />A: The height of the building was dictated by the required retail on the ground <br />floor, the required parking and ratio of the additional low-income units as well as <br />adjusting the massing and carved out spaces for recreation decks and <br />community spaces. <br />Q: Currently there is validation for third street parking, will this project have <br />validations? <br />A: This will be determined later with the parking management of the garage. <br />There will still be metered parking along third street. <br />Q: Are there any allowances for noise reduction measures for the surrounding <br />buildings? <br />A: Not currently. <br />Q: How many parking stalls are provided for the residential units? <br />A: One stall per unit. This is very common in high rise urban residential <br />developments. Some developments in LA do not have a parking allowance for <br />their residential units. <br />Q: Is the Hotel going to be a boutique type hotel? <br />A: This is to be determined. Presently the size and design of the hotel lends <br />itself to a boutique flag hotel. <br />Q: Is the project financed, self -funded or any public funding allocated for this <br />project? <br />A: We do not have that information currently. The presentation today is to <br />present the design concept. <br />Q: What are the community benefits for the project? <br />A: The city council requested community rooms be provided in the project and <br />they have been added. There is also the potential to close sycamore street for <br />street fairs and farmer market types of events.
