Richard Donahue, MAI) <br />Santa Ana River Crossing @ 1-405, Santa <br />Appraised aerial rights and temporary <br />construction easements in the river bed required <br />for freeway widening over the Santa Ana River in <br />Orange County for OCTA. One of several dozen <br />jobs completed for the widening on Interstate 405 <br />between Rossmoor and Santa Ana. <br />Westmont College, Montecito <br />Valuation of an existing private college campus <br />containing 451,520 square feet of gross building <br />area. The improvements were constructed phases <br />between 1915 and 2011. The gross site area is <br />112.49 acres, or 4,900,064 square feet. The <br />subject campus has operated for many decades as <br />Westmont College. Appraisal was completed for <br />financing purposes. <br />Santa Ana Transit Terminal, Santa Ana <br />Appraisal of the fee simple interest in the <br />abandoned Santa Ana Transit Terminal (SATT), as <br />well as a leased fee interest in (1) air space above <br />a 17,440 square foot portion of the SATT (2) <br />surface and air space over a 5,796 square foot <br />portion and (3) the adjacent parking structure . <br />The air and surface rights are occupied by a seven <br />story office building subject to the terms and <br />conditions of an Air Space Lease agreement with <br />OCTA. <br />Coventry Court Apartments, Tustin <br />Valuation of a Seniors apartment complex located <br />in the Tustin Legacy master -planned community <br />within the city of Tustin, CA. It consists of a 240- <br />unit multi -family complex having a gross building <br />area of 350,490 square feet and a net rentable <br />area of 241,600 square feet.
