COMMUNITY BENEFIT AND SUSTAINABLE BUSINESS PRACTICES <br />Local Hiring and Sourcing Practices <br />Newtonian is committed to local and inclusive hiring practices by investing in targeted <br />recruitment and job training programs, providing priority candidate review to Santa Ana <br />resident's for employment positions. Newtonian shall use commercially reasonable efforts to <br />hire at least 50% of employees or local contractors within the City of Santa Ana. <br />. Newtonian will participate in local jobfairs and build partnerships with the City's community <br />development department to share and offer opportunities for career growth and advancement <br />to residents that utilize the City's job search resources. <br />Newtonian will discover local top talent to staff the commercial cannabis business by <br />recruiting students, twenty-one years of age and over, from colleges located in Orange <br />County, such as Santa Ana College, Orange Coast College, University of California, Irvine, <br />and California State University, Fullerton. Additionally, Newtonian will retain the services of <br />local recruitment firms, advertise on local job boards and in local newspapers such as the OC <br />Register, and utilize online sites such as Indeed, Linkedin, and Monster. <br />To attract top talent, Newtonian will offer a generous benefits package to all employees, which <br />will include health insurance plans, paid holidays and paid time off. <br />Newtonian is also committed to sourcing products and services for from local Santa Ana <br />Businesses and existing tenants at the property that provide construction materials and <br />services. <br />Sustainable Business or Building Practices <br />The property recently underwent over $1 million exterior renovation that included new exterior <br />building paint, all new drought -tolerant landscape and trellises, new parking lot slurry seal and <br />all new exterior LED parking lot and exterior building lighting. Newtonian also invested over ten <br />million in tenant improvements and alterations, creating strong economic assets for the <br />surrounding neighborhood and communities. Newtonian will continue to develop and reinvest <br />in the commercial property and cannabis businesses. <br />Conserving Water and Electricity <br />Newtonian will perform quarterly HVAC preventative maintenance service to ensure that all <br />HVAC units are preforming at maximum energy efficiency. <br />Newtonian is committed to water and electricity conservation in compliance with Title 24 <br />Energy Code. The Premises will have energy- efficient lighting, motion sensor light switches <br />and low -flow high -efficiency toilets and sinks. <br />Waste Management <br />Newtonian will follow a waste management program, including but not limited to: (1) disposing <br />of cannabis waste in a secured area; (2) maintaining records of composting ordisposing <br />cannabis waste; and (3) adhering to the guidelines set forth in the California Environmental <br />Quality Act ("CEQA"). <br />
