Principal Planner, 714-647-5882 <br />Project Location: 1700 - 1740 East Garry Avenue, Santa Ana, Ca 92705 (APN: 430-171-07) <br />Project Sponsor’s Name and Address: Greenlaw Management Inc., 18301 Von Karman Avenue, Suite <br />300, Irvine, CA 92612 <br />General Plan Designation: FLEX-3 <br />Zoning/ Interim Development Standard: Light Industrial (M-1) <br />Project Description: Redevelopment of a 5.2-acre parcel currently developed with three commercial <br />industrial buildings that total 103,031 square feet with a new 91,500 square foot light industrial building <br />that would accommodate two tenants. One side would consist of a 42,700 square feet of warehouse <br />space and 2,500 square feet of office and mezzanine space and the other would have 46,800 square <br />feet of warehouse space and 2,500 square feet of office and mezzanine space. Each side of the building <br />have 5 dock doors. See Section 3, above, for additional details about the proposed Project. <br />Surrounding Land Uses and Setting: The Project site is located within a developed area, including the <br />SR-55 along the northwest side of the site, and commercial, light industrial, and office/business park uses, <br />and roadways surrounding the other sides of the site. <br />Other Public Agencies Whose Approval is Required: Not Applicable. <br />Have California Native American tribes traditionally and culturally affiliated with the project area <br />requested consultation pursuant to Public Resources Code Section 21080.3.1? If so, is there a plan <br />for consultation that includes, for example, the determination of significance of impacts to tribal <br />cultural resources, procedures regarding confidentiality, etc.? <br />Assembly Bill (AB) 52 (Chapter 532, Statutes of 2014) establishes a formal consultation process for <br />California tribes as part of the CEQA process and equates significant impacts on “tribal cultural resources” <br />with significant environmental impacts (PRC Section 21084.2). AB 52 requires that lead agencies <br />undertaking CEQA review evaluate, just as they do for other historical and archeological resources, a <br />project’s potential impact to a tribal cultural resource. In addition, AB 52 requires that lead agencies, <br />upon request of a California Native American tribe, begin consultation prior to the release of a negative <br />declaration, mitigated negative declaration, or environmental impact report for a project. AB 52 does <br />not apply to a Notice of Exemption or Addendum, such as this Community Plan Exemption Checklist (State <br />CEQA Guidelines Section15183).
