HOW 00 YOU MANAGE THE PROCESS? <br />To stay on top of all issues throughout the construction phase, we <br />use an electronic and protected CA website to track all construction - <br />related information, which provides the following benefits: <br />All project information resides in a single electronic file and <br />is accessible from any location. <br />Upcoming deadlines for submittals and approvals <br />automatically appear in advance to enable us to identify <br />critical path deadlines and make sure the contractor is aware <br />of that deadline. <br />All submittal and approval'deadlines' and'actuals' are <br />clearly evident to the entire project team, which enhances <br />accountability and provides an early warning system for delays. <br />All Requests for Information and Change Orders are tracked <br />in one location, providing a real-time log that holds all parties <br />accountable for meeting each other's needs. <br />In the absence of any team member, all other team <br />members have immediate access to the information and are <br />able to keep the project moving forward. The construction <br />phase of the project is a critical one; decisions must be <br />made in a timely fashion to assure that the project schedule <br />is maintained and any changes to the project are kept to <br />a minimum. As projects move into construction, the focus <br />shifts to monitoring the performance of the contracts. The <br />most schedule -critical part of our service is to provide timely <br />submittal reviews, responses to questions and requests for <br />information. Our team is committed to assisting the buiiding <br />process and will go beyond expectations to be proactive and <br />engaged. <br />Little takes our Quality Assurance and Quality Control very <br />seriously, so when change orders arise on project, we react <br />quickly to ensure quality is maintained and costs are under <br />control. We will provide full design solutions and coordination <br />with the contractor for any item that is an error or omission <br />on the project, tracking these items on a spreadsheet that is <br />made available to the owner. <br />PROJECT CLOSEOUT <br />There are three components of the project close-out process that <br />we feel are vital to the overall success of the project: <br />• 0&M Procedures: <br />We believe that our ability to document 0&M procedures, <br />as -built drawing, warranty, and legal requirements in a way <br />that is usable to the College once you take occupancy is <br />unparalleled in the design industry. <br />Post Occupancy Evaluation: <br />Typically conducted one year after building occupancy, Little <br />will perform an evaluation to determine how the building is <br />performing. This goes beyond the standard warranty walk- <br />thru to determine overall functionality, durability, and user <br />satisfaction. <br />• Success Measurement: <br />Establishing goals and objectives in early Visioning Sessions <br />sets the tone for follow up after the building is completed <br />to evaluate and benchmark the success of the design as <br />it relates to their impact on your bottom line; i.e. ability to <br />positively impact the quality of education. <br />CITY OF SANrA ANA NEW COMfMIJIVY CENTER 1 13 <br />
