PLAN CHECK SERVICES <br />The Project Manager will be responsible for all contact with City Staff. <br />Our project manager will familiarize themselves with the existing City of Santa Ana <br />plan check processing procedures for the Planning Department and coordinate with <br />staff regarding criteria updates. We shall utilize a plan review log-in/log-out system <br />and be responsible for all coordination, correspondence, and meetings with City staff. <br />Plans are logged in and reviewed. <br />The project manager will receive plans from the City, either hard copies or digital <br />format, and log -in all documents received. The submission will be assessed for <br />completeness, outline any major concerns or issues with the proposed design, <br />and check for compliance with the City's Landscape Ordinance and Specific Plan <br />landscape provisions as applicable. We will conduct plan check of irrigation and <br />landscape construction plans and specifications paying attention to public safety <br />and welfare, site -specific functionality, plants spaced for optimal growth, long term <br />maintenance, water conserving plant materials, water efficient irrigation design, and <br />project constructability. The landscape and irrigation drawings and specifications <br />will be reviewed by our competent staff for compliance to local and State codes <br />and ordinances. The Principal -in -Charge will be available to address any design or <br />technical issues as needed. <br />Prepare Plan Check Checklist. <br />RJM has developed a comprehensive plan check checklist based on extensive years <br />of experience providing plan check services. The benefit of utilizing a plan check <br />checklist is the assurance that all plan checks are received and held to compliance, <br />based on the same criteria and nothing is overlooked. At the direction of City staff, <br />any other appropriate municipal codes related to landscape and irrigation will be <br />added to the checklist. <br />The Project Manager will be responsible for overall plan check efficiency and quality. <br />Before any plan check documents are returned to the City, the landscape and <br />irrigation plans are given a final review for consistency. A summary of major pick-up <br />items are placed on the title sheet in clear, concise notes, in addition to the general <br />red -lined comments on the plans. <br />Trained Plan Check Personnel. <br />Four (4) licensed landscape architects in our office are trained to conduct landscape <br />plan checks and are experienced in carrying out the plan check process. Each City <br />has its own specific process; therefore, we will prepare a step-by-step "plan check <br />procedure' for the City of Santa Ana for easy access and reference during the plan <br />check process. Each of our plan check staff is responsible for a plan check from the <br />first review through recommendation for approval, in order to maintain continuity <br />throughout the plan check process. <br />Electronic Review of Plan Checks. <br />Per the City's direction, plan check submittals may be received electronically, as <br />well as hard copy. Comments are digitally added to the emailed PDF files in a red, <br />legibly sized font, following the checklist. The plan set is then saved in PDF format <br />(flattened). The PDF of the plans and the checklist will be combined and returned to <br />the City via a link to our RJM FTP site. <br />City of Santa Ana • On -Call Landscape Architectural Services 125 <br />
