<br />EXHIBIT 3 <br />WISEPlace PSH <br />North Broadway Housing Partners LP <br />Residents will have access to a landscaped courtyard property with a seating area and a community <br />garden with raised bed planters. <br />The Project was fully entitled on June 21, 2022. <br />Floor Plans and Unit Amenities <br />The project consists of 47 studios and one (1) two-bedroom manager’s unit. The studios range in <br />size from 353 square feet to 423 square feet. <br />Unit amenities include ENERGY STAR appliances, including a stove/oven and refrigerator, <br />energy efficient lighting, bathroom fixtures and finishes, floor and window coverings, central <br />heating/air conditioning, storage closets, ceiling fans, and dishwashers. <br />Accessibility <br />The Project will comply with accessibility requirements. The Project will provide fifteen percent <br />(15%) of all units as accessible to people with mobility impairments, and an additional ten percent <br />(10%) of all units as accessible to people with vision and hearing impairments. <br />Community Amenities <br />Community amenities will include a community center with computer lab, onsite property <br />management, a community kitchen, a community garden, laundry facilities, onsite supportive <br />services, and onsite counselors and counseling offices. <br />Demolition and Remediation <br />The East-West portion of the existing building facing Broadway is historic and a majority of the <br />one-story structure will remain. The North-South portion of the existing building facing Sycamore <br />was significantly altered and is not historic. It will be demolished for the new construction of the <br />four-story structure. It will require lead-based paint and asbestos remediation prior to demolition. <br />Services <br />WISEPlace will be the service provider on site to provide a full range of services, including: <br /> Adult Education, Health, Skill Building Classes – classes may include, but are not limited <br />to: basic life skills, cleaning, computer literacy, resume building, nutrition, health, fitness, <br />and cooking, especially with ingredients from the onsite community garden. <br /> Service Coordinator – responsible for implementing and coordinating programs that <br />develop the resident’s capacity to engage in life skills development, coping mechanisms <br />that nurture their wellbeing, set personal goals and maintain housing stability. The Resident <br />Services Coordiator will also provide linkage and referrals to residents to increase housing <br />stability. <br />2
