New development within the Overlay <br />Zone would be required to include an open space/recreation component that is accessible to the <br />public through the main street- facing fagade entry of a project. Common open space amenities <br />could include courtyards, plazas, tennis courts, swimming pools, spas, permanently equipped <br />gym/exercise rooms, or other permanent amenities. Private open space/recreation areas could <br />include balconies, loggias, terraces, or rooftop decks. Publicly accessible open space/recreation <br />areas would be designed to optimize linkages and connections with adjacent properties within the <br />Districts and would be visible and accessible from public rights -of -way to engage the interest of <br />pedestrians and encourage public use. Open space/recreation areas would also encourage active <br />use and pedestrian activity between the public and the private realm. Further, individual projects <br />would be required to make payments of Park Acquisition and Development Fees based on the <br />City's Municipal Code Section 34-200 to Section 34-214. Consequently, the provision of open <br />space within individual developments coupled with the payment of fees as appropriate would <br />ensure that demands on parkland are not exacerbated.
