3.15.2 Does the Project propose changes that would result in new significant impacts or <br />substantial increase in the severity of significant impacts that will require major revisions <br />of the Certified EIR? <br />The Project includes the demolition and removal of all existing improvements from the Project <br />Site and development of the site with a mixed -use development including up to 507 residential <br />dwelling units, approximately 26,800 square feet of commercial uses, and associated parking, <br />utility infrastructure, landscaping, and open space, all of which is allowed under the Overlay Zone, <br />and is consistent with the Overlay Zone standards. The Project does not include any development <br />that would extend beyond the building envelope considered in the Certified EIR, and no changes <br />are proposed to the Overlay Zone to accommodate the Project. The Project's demand for parks <br />would be substantially similar to that identified in the Certified EIR. Additionally, the Project would <br />be required to make payments of Park Acquisition and Development Fees based on the City's <br />Municipal Code Section 34-200 to Section 34-214 and to provide open space in accordance with <br />the City's open space requirements. The Project would provide a total of 33,572 square feet of <br />private open space and 76,187 square feet of common open space (a total of 109,759 square <br />feet), exceeding the amount required by 58,769 square feet. The Project would also provide <br />47,810, exceeding the amount required by 8,744 square feet. Thus, the Project would not result <br />in any new or increased significant impacts related to parks beyond impacts already identified in <br />the Certified EIR. <br />3.15.3 Any substantial changes in circumstances involving new significant impacts or <br />substantial increase in the severity of significant impacts that will require major revisions <br />of the Certified EIR? <br />No substantial changes in the circumstances related to recreation have occurred within the vicinity <br />of the Project since the certification of the Certified EIR that would result in new or more severe <br />significant environmental impacts. <br />3.15.4 Any new information of substantial importance that demonstrates that the Project <br />would result in new significant impacts or substantial increase in the severity of significant <br />impacts? <br />There is no new information of substantial importance that has become available relative <br />recreation that would result in new or more severe significant environmental impacts. <br />3.15.5 Mitigation Measures Addressing Impacts <br />None required. <br />3.15.6 Conclusion <br />Based on the above, no new significant recreation impacts or a substantial increase in previously <br />identified public services impacts would occur as a result of the Project.
