2. SCOPE OF SERVICES
<br />AND SCHEDULE
<br />Below is an example scope that contains potential phases of
<br />work. Section "T of this proposal discusses our general approach
<br />to delivering these phases. A sample schedule is also provided
<br />below that illustrates managing project milestones, summary
<br />activities, permits, and submittals.
<br />Pre -Bid Phase
<br />■ Provide a comprehensive biddability, constructability review
<br />of the plans and specifications.
<br />■ Review plans and prepare a probable cost of construction
<br />taking into account current construction costs.
<br />■ Assist the City with contractor pre -qualification process.
<br />Bid Phase
<br />■ Monitor and document that all funding requirements are
<br />included in the bid documents.
<br />■ Establish public outreach plan.
<br />■ Assist the City with required bid advertising.
<br />■ Attend bid opening and prepare matrix reflecting bid results.
<br />• Check references of apparent low bidder.
<br />Pre -Construction Support
<br />■ Assist City in preparing agreement with selected contractor,
<br />■ Monitor and document that all documents for funding
<br />agencies have been signed.
<br />■ Schedule pre -construction meeting and prepare agenda.
<br />■ Review/approve schedule of values,
<br />■ Reviewlapprove baseline schedule.
<br />Design Phase
<br />■ Work closely with design -build team to clearly define the
<br />design intent, establish expectations, and implement
<br />milestone deadlines.
<br />■ Several design workshops (30%, 60%, and 90% complete)
<br />will be held to discuss any design alternatives and plan
<br />review comments, and address any concerns.
<br />* Shop drawing review and procurement of long lead items as
<br />needed to adhere to the project schedule.
<br />■ Monitor budget and schedule for conformance to the plan
<br />and established milestones.
<br />Construction Phase
<br />■ Provide CM/contract administration services.
<br />• implement web -based CMIS (Procure) for team collaboration
<br />and real-time access to project -related documents.
<br />■ Assign a team member specifically dedicated to monthly
<br />baseline construction schedule review as well as look -ahead
<br />schedule and report findings to all parties,
<br />■ Provide document controls to track ongoing project
<br />correspondence, RFIs, submittals and all project -related
<br />documents.
<br />■ Coordinate geotechnical and material testing services as
<br />required and file reports.
<br />■ Coordinate deputy inspection for required special inspection.
<br />■ Provide full-time inspection services to monitor daily
<br />progress and prepare daily inspection reports,
<br />■ Establish a comprehensive public outreach plan.
<br />is (Optional) Deploy and maintain site web cameras for real-
<br />time monitoring of construction operations and progress.
