We encourage you to <br />contact us prior to the Public Hearing if <br />you have any questions . <br />Planning Commission Action: The <br />Planning Commission will hold a Public <br />Hearing to receive public testimony, and <br />will take action on the item described <br />below. Decision on this matter will be final <br />unless appealed pursuant to Article V of <br />Chapter 41 of the Santa Ana Municipal <br />Code within 10 calendar days of the <br />decision by any interested party or group. <br />Project Location: 2101 & 2109 East <br />Santa Clara Avenue located within the <br />General Agricultural (Al) zoning district. <br />Project Applicant: Donald Ellis with <br />Stream Realty Partners (Applicant) <br />representing SRP Stater Bros, LLC, a <br />Texas Limited Liability Company <br />(Property Owner) <br />Proposed Project: Applicant is <br />requesting approval of Conditional Use <br />Permit (CUP) No. 2024-01 and CUP No. <br />2024-02, and Amendment Application No. <br />2024-01, to allow a zone change from <br />General Agricultural (Al) to Arterial <br />Commercial (C5), and allow for the <br />construction of a 3,975-square-foot fast <br />food eating establishment (McDonald's) <br />with drive -through window service and <br />after-hours operations (24-hour drive - <br />through). The site plan and related <br />documents are available to the public for <br />review at City Hall at 20 Civic Center <br />Plaza, Santa Ana, California 92701 and <br />on the City's website at <br />https://www.santa-ana.org/mcdonalds- <br />drive-through-restau rant/. <br />Environmental Impact: Pursuant to the <br />requirements of the California <br />Environmental Quality Act (CEQA), an <br />Initial Study and Mitigated Negative <br />Declaration (IS/MND) has been <br />prepared for the project. The IS/MND's <br />Notice of Intent (Not) was posted to the <br />County Clerk on January 12, 2024, for <br />the required 20-day public comment <br />period, which ended on February 1, <br />2024. The City of Santa Ana has <br />determined, based on the IS/MND, that <br />the project will not have a significant <br />effect on the environment with <br />implementation of recommended <br />mitigation measures. The IS/MND is <br />available to the public for review at <br />City Hall at 20 Civic Center Plaza, <br />Santa Ana, California 92701 and on the <br />City's website at https://www.santa- <br />an a. o rg/d ocu m ents/pu b I is-revi ew- <br />draft-is-mnd/. <br />Meeting Details: This matter will be <br />heard on Monday, February 26, 2024 at <br />5:30 p.m. in the City Council Chambers, <br />22 Civic Center Plaza, Santa Ana, CA <br />92701.
