back as the front yards of adjoining property, as determined <br /> <br /> by the City Building Inspector, and from said point to the rea~ <br /> lot lines the height of the walls shall be not less than five <br /> nor more than six (8) feet. <br /> <br /> §. That all existing driveways on Cypress Ave. between the north <br /> and south limits of the property shall be eliminated and, ex- <br /> cepting at new driveways, replaced with curbing, sidewalk and <br /> planting strip to match adjoining development and such work <br /> shall be done to the satisfaction of the City Engineer. <br /> <br /> 6. That there shall be not more than two vehicular entrances to <br /> the pa~king lot a~ea from Cypress Ave. and such driveways shall not <br /> exceed twelve (12) feet in width each, and one shall be devoted <br /> only to ingress and the other only to egress. <br /> <br /> 7. That there shall be not more than one sign which shall have an <br /> area of not more than twelve (12) square feet, pertain only to <br /> the use of the lot and the name of the firm operating it, be <br /> set back from Cypress Ave. a distance equal to the required front <br /> yard or the established building line of adjoining residences, <br /> whichever is greater, and if lighted shall be non-blinking, There <br /> shall be no sign of any kind on any required fence or wall. <br /> <br /> Sign regulations shall not apply to traffic signs painted upon <br /> <br /> the lot surfac$. <br /> <br />8. That the construction and other work required hereby, excepting <br />maintenance, shall be accomplished before the property is used <br />as a parking lot. <br /> <br />9. That the parking lot permitted hereby shall not be used for <br />pa~ktng or storage of trucks or trailers or used by delivery trucks. <br />10. That this variance does not grant, ~ rmit, or imply that the <br />property to which this variance applies may be used for any pur- <br />pose other than a pa~king lot, in addition to uses presently <br />allowed thereon by ordinances of the City of Santa Aha. <br />ll. That crates, boxes, garbage containers, and trash pertinent to <br />the store which this parking lot is proposed to serve be so <br /> <br /> <br />
