A-2001 -0 35 <br />;LEASE AGREEMENT BETWEEN <br />v,j o THE CITY OF SANTA ANA AND <br />FIESTA MARKETPLACE PARTNER <br />-0 1 <br />1. PARTIES <br />This Lease, is made and entered by and between Fiesta Marketplace Partner, a California <br />limited partnership ("Landlord") and the City.of sgnta Ana, a charter city and municipal <br />corporation duly organized and existing under the Constitution and laws of the state of <br />California ("Tenant"). <br />2. PREMISES <br />Landlord does hereby lease to Tenant, and Tenant hereby leases from Landlord that <br />certain office space ("Premises") indicated on Exhibit A, attached hereto and <br />incorporated herein, said Premises being agreed, for purpose of this Lease, to have an <br />area of approximately Five Thousand Eight Hundred Fifty (5,850) square feet, being <br />situated within that certain building known as 305 E. Fourth Street Second ' Floor, in the <br />city of Santa Ana 92701 (-property"). Said Premises must be delivered to Tenant in full <br />compliance with all federal, state and local laws and regulations, including, but not <br />limited to the Americans With Disabilities Act. <br />3. CP1 Adjustment: On the commencement of the third (3"d) lease year, the rent <br />shall be increased by the amount of the percentage increase in the Consumer Price Index, <br />All Urban Consumers, Los Angeles -Anaheim -Riverside Area 1982-84=100, from the <br />commencement date to the date of adjustment, with a minimum increase of 4% and a <br />maximum increase of 6%. This shall establish the new rental amount for the succeeding <br />two (2) year period.
