Bristol Central Park may also <br />include an adventure playground, a dog park, a storm water garden for sustainable <br />detention, outdoor fitness and sports courts, passive recreational areas, an extensive lawn <br />area, a private clubhouse with a pool and spa, and outdoor dining and seating opportunities. <br />Landscaping and amenity spaces may be placed on top of a parking structure or integrated <br />into the structure using creative methods, provided they are physically separated from <br />parking areas for safety. Safety standards include clear lines of sight, separation of <br />conflicting and dissimilar uses, appropriate lighting, and walkways separated from <br />automobile traffic. <br />Community Benefits resulting from the Project’s proposed landscaping design are as <br />follows: <br />1. The landscaping is designed to provide a <br />central theme to the community and <br />enhance the retail experience. <br />2. The lighting plan is designed to increase <br />safety for both local residents and <br />shoppers. <br />3. The proposed Project will include 13.5 acres <br />of landscaped areas (about 33% of Project <br />area) and landscaped surfaces that will <br />reduce the heat sink phenomena and lower <br />surface temperatures. <br />4. Bristol Central Park (2.5 acres), Bristol Green <br />(0.66 acres), The Bristol Plaza (0.9 acres), <br />and Greenlink trails (0.6 acres) will be <br />available to both residents and the public. <br />These areas are planned to be automobile <br />free. <br />5. The Specific Plan encourages art in public places. <br />6. The Specific Plan mandates the construction of a biofiltration system to treat <br />low-flow storm water and reduce the flow of off-site pollutants. <br />K Air Quality <br />Kimley-Horn and Associates, Inc. (“Kimley-Horn”), prepared the “Air Quality Assessment for <br />the Related Bristol Specific Plan Project,” dated May 2023, for the City.
