26 <br /> SECTION VI <br />ADDITIONAL COMMUNITY <br />BENEFITS TO THE CITY <br /> <br /> <br /> <br />Related Bristol at 3600 South Bristol Street September 27, 2023 <br />Community Benefits Analysis Report <br /> <br />www.FinanceDTA.com <br />P Multimodal Network <br />The Developer will facilitate connections to existing transit lines on the adjacent streets to <br />support local and regional connectivity and help reduce dependency on single-occupancy <br />vehicle travel. <br />Community Benefits of the proposed multimodal network include: <br />1. Connectivity of existing public transportation to existing and proposed Citywide and <br />Countywide systems. <br />2. The integration of a multimodal network in this area should reduce traffic trips and <br />VMT; <br />3. The multimodal network will reduce noise and air pollution; <br />4. Potential connection to John Wayne Airport; and <br />5. Connectivity to the Metrolink station in downtown Santa Ana. <br />Appendix C includes a list of proposed infrastructure improvements. <br />Q Parking <br />A series of large subterranean parking structures is anticipated to cover the majority of the <br />district, providing shared parking among the mixed uses of the Specific Plan. Shared parking <br />should reduce the number of required parking spaces since residential users have a greater <br />need for parking in the evening while retail users require parking during the day.
