Box 1988 <br />Santa Ana, CA 92702 <br />Subject: Proposal to Prepare an EIR for a 14,670 Square Foot Sav-on Store and Four Live Work <br />Lofts <br />Dear Mr. Bott: <br />Michael Brandman Associates (MBA) is pleased to submit this proposal and fee estimate to prepare an Environmental <br />Impact Report (EIR) for the proposed development of a 14,670 square foot Sav-on store and four live work lofts. This <br />proposal has been prepared based on our telephone conversations with you, the .Notice of Preparation, and MBA's <br />knowledge and experience preparing documents in compliance with the California Environmental Quality Act (CEQA), <br />It is our understanding that a 14,670 square foot Sav-on store and four live work lofts are proposed for development on a <br />45,665 square foot site bound by Main Street to the east, Sycamore Street to the west, First Street to the south, and Second <br />Street to the north, in the City of Santa Ana, California. The approximately 32-foot high Sav-on store would be situated on <br />the western portion of the project site. A total of 47 parking spaces would be provided on the eastern portion of the project <br />site to serve the Sav-on store. This parking provision would be less than City of Santa Ana's parking space requirement. <br />The proposed live work residential units would encompass a building area of approximately 5, 546 square feet. The four <br />loft units would be two-story structure. Each unit would include approximately 512 square feet on the first story for an art <br />studio and 874 square feet on the second story for living space. The live work residential units would be situated at the <br />northeastern portion of the project site. The live work units would be designed to compliment existing architecture within <br />the project area. No parking spaces would be provided to occupants of the live work loft units. As part of the proposed <br />project, Second Street between Sycamore Street and Main Street would be converted to a one-way street from a two-way <br />street. <br />Thank you for the opportunity to provide you with this scope of work, schedule, and fees (see Attachment A, B, and C, <br />respectively) for the proposed project.
