REQUEST FOR PROPOSAL <br />FOR <br />REAL ESTATE SERVICES <br />INTRODUCTION <br />The City of Santa Ana ("City") is soliciting separate proposals from professional consulting firms <br />(individually referred to hereafter as "Consultant" and collectively as "Consultants") to provide Right <br />of way appraisal services (Appraisal Services) on an as -needed basis. <br />The total fee per contract shall not exceed $50,000. The fee and a detailed scope of work will be <br />outlined when a specific task is assigned to a consultant. <br />From the proposals received, a list of four firms will be selected. The City will enter into separate <br />agreements (the "Agreement") with each of these firms. As tasks are identified, they will be <br />distributed among these firms based upon their ability to perform the required work within the project <br />schedule and budget constraints. The City reserves the right to distribute the work in any manner <br />which will best serve the City's interests. <br />f C I 4 C 3�llifull <br />The City routinely has various roadway widening and other public improvement projects which <br />require appraisal services. In addition, other services needed may include appraisal of surplus <br />property, condemnation consultation, including expert testimony, and coordination with other <br />agencies. <br />III PROPOSED SCOPE OF SERVICES <br />The Consultant shall provide appraisal services under the direction of City staff. The Consultant will <br />be expected to provide experienced and knowledgeable professional staff. The Consultants' Project <br />Manager and staff shall be responsive and maintain excellent working relationships with property <br />owners, tenants, and City staff. The Consultant shall be committed to provide adequate staffing levels <br />at all times in order to adhere to established schedules. The Consultants shall be knowledgeable and <br />very familiar with federal, state and local regulations, policies and procedures as pertains to Appraisal <br />Services. The selected Consultant will possess either a M.A.I. designation as conferred by the <br />Appraisal Institute or be licensed as a Certified General Real Estate Appraiser of the Office of Real <br />Estate Appraisers of the State of California. Extensive experience as an expert witness in <br />condemnation actions is required. <br />Consultant services will include, but not be limited to, the following: <br />0) <br />
