APPRAISAL <br />Real Estate Appraisals (full and partial takes) <br />Preparation of Appraisal Summary Statements to accompany City's Offer documents <br />Valuation of City's Landscape Setback requirements <br />Provide Review Appraisal Services <br />Preparation of detailed appraisal necessary for condemnation, disposition appraisals and <br />minimum value appraisals for public bid purposes <br />Coordinate with Fixtures and Equipment Appraisers <br />Coordinate with Business Goodwill Appraisers <br />Communication with property owners <br />Prepare all necessary correspondence, letters and reports <br />Effective communication with engineers, planners, attorneys, and agency staff <br />Compliance with federal, state and local regulations <br />Create files and maintain all records <br />OTHER SERVICES <br />Market data studies <br />Project Research <br />Onsite review of the project area <br />Planning cost studies <br />Development of strategies <br />Title research and examination <br />Condemnation consultation <br />Appraisal of Abandonment/vacation or quitclaim of easement rights <br />Prepare and submit reports, estimates and schedules <br />Attend meetings/public hearings and conduct presentations <br />Expert witness testimony <br />Review of and Coordination with producers of Phase I and Phase 1I Environmental Studies <br />IV. STATEMENT OF WORK <br />The Consultants shall be thoroughly familiar with the Statement of Work prior to submitting a <br />response to this Request for Proposal (RFP). Statement of work is as follows: <br />The Consultant shall perform all appraisal related work required to produce a high <br />quality, professional and complete work product. <br />2. All work shall be performed in conformance with all applicable federal, state and local <br />regulations, policies, procedures and standards. All work shall be performed in <br />conformance with Uniform Standard of Professional Appraisal Practice, as required. <br />3. The consultant must have experience with federally funded projects, and must follow <br />the latest federal regulations imposed. <br />
