ta <br />www.FinanceDTA.com <br />SECTION VI <br />ADDITIONAL COMMUNITY <br />BENEFITS TO THE CITY <br />VI ADDITIONAL COMMUNITY BENEFITS TO THE CITY <br />A Residential <br />The Project is envisioned as a mixed -use urban community with multiple blocks of <br />residential uses throughout the Specific Plan area. This Specific Plan does not intend to <br />limit or restrict the residential building types or architectural style. Residential uses may be <br />single -use buildings within a block or in a mixed -use building with ground -floor retail uses. <br />The building architecture will be designed <br />to attract a demographic interested in <br />carefree living. It is believed that the <br />proposed tenants will be interested in <br />attending concerts and other community <br />events in the Arts District to the east. <br />Building types may include but are not <br />limited to the following: <br />1. Tower on podium, which is a <br />multi -level tower around or above a <br />central core or series of cores. <br />Figure 5: Proposed Project Street Scene <br />2. Podium structure, which is a multi -level structure situated on top of a podium base. <br />3. Wrap structure, which is a multi -level building surrounding an internal parking <br />structure. <br />4. A live -work space is an integrated residence and workspace occupied by a single <br />household. This is a relatively low -density building type that is permitted but not <br />anticipated within the Specific Plan area. <br />5. Townhomes, which are individual attached units arranged side -by -side. <br />6. Stacked dwellings, which are units within a single structure that are stacked one <br />above the other. <br />7. A variety of mixed -use frontages may be used, including forecourt, storefront, <br />gallery, and arcade types of architectural treatments. The architectural treatment for <br />the pedestrian/street level in all cases shall be designed to create a pedestrian -scaled <br />experience. <br />Senior and age -qualified projects (including continuum of care communities that include a <br />full range of independent living through skilled nursing facilities) are specifically allowed <br />within the Specific Plan. Such projects will include an amenity package in accordance with <br />the Project's demographics. <br />Revenue -wise, the residential development will be responsible for a large portion of the <br />$6.2 million in property taxes and in -lieu Vehicle License Fees ("VLFs") generated by the <br />Project annually on behalf of the City.
